RETURN ON INVESTMENT - Have your park fund your maintenance and operation life cycle cost budget. MDG will present our design approach that will help you fund your parks maintenance and operations budget. We will summarize several projects where MDG has proposed ROI opportunities and where Districts have engaged in Public-Private relationships to increase the Districts monthly budget. Objectives, Takeaways and Recommended Actions that will be presented at our session. 1. Identify requirements for proper spaces in your District Parks and available sites for developing and operating new vendor locations a. Work with District staff members in coordination with City or County Planners to identify zoning requirements and restrictions. b. Provide examples of District Parks and Spaces and identify sites that are underused and attractive to Retail Partners. 2. Connecting with Retail Franchises, Food Trucks and Local Merchants to identify potential partners that can lease or purchase your land to operate their business'. a. Provide examples of companies: Dutch Brothers, Chicken Pickle, Mod Pizza, Lazy Dog... 3. Present costs and preparation of District lands to provide an attractive user. a. Leases b. ROW's and Easements c. Utility needs d. Lease Income e. Funding support b. Potential incomes to the District after expenses 4. Provide examples of current projects and their process': (show park examples) a. A Truckee Park/Trailhead that leased and sold small 4,000 sf plots for a market and brewery. b. Currently working with Heroes Park, Hanford to use pickleball as an attraction for a bar and grill at the courts and tournament courts along with a Day Care. c. Identifying unused park area for actual leased property for retail like PIZZA, COFFEE AND GRILL with active franchises that are interested in attraction of park users. Rocklin 3 Park Master Plan d. CARD - Chico Area Park and Recreation District used 8 acres of overflow parking to sign a lease with a Vendor for a small 9-hole golf training facility with simulators, butting course and small 9 holes with synthetic greens/ multiple tees – max 130yd hole. 5. Recommended Actions: a. Identify Parks that are well attended and identify areas that are attractive and underused. b. Coordinate with legal direction on leasing or selling parts of your park space c. Identify local zoning agency and local or regional mixed-use real-estate specialist in your area to identify potential clients d. Engage an urban planner to provide preliminary design for your park options e. Coordinate with District and present opportunities to potential Partners. d...
